We also fixed a few things.
The existing deck had been improperly flashed to the newer 3-season room. There had been significant water intrusion into the framing. We opened it up, replaced rot, built a new deck with proper flashing, and added a waterproof trough, gutter, and downspout system to control the water thus “to increase “drying in” a large portion of the patio below (the part that used to leak), we then used a moisture meter and when the framing lumber tested to about 10% moisture content we buttoned up the underside.
